
Project description
This is a multifunctional complex with an area exceeding 3500 m2 located in the wider center of Brno.
The first stage of reconstruction and redevelopment of the building, completed in November 2013, consists of 53 accommodation units (apartments) with layouts of 1+kk and 2+kk and floor areas ranging from 24 to 46 m2, 6 duplex apartments with layouts of 2+kk and 3+kk and floor areas ranging from 81 to 122 m2, office and retail spaces with a floor area of 327 m2, a restaurant with a floor area of 276 m2, 40 parking spaces, and storage areas with a floor area of 177 m2. The total floor area of the spaces in stage I is 2874 m2. The accommodation units and apartments are fully furnished and intended for rental.
The second stage of construction, completed in February 2015, expanded the complex's capacity by adding a six-story courtyard wing, increasing capacity by an additional 29 accommodation units or apartments located on the 2nd to 6th above-ground floors, with layouts ranging from 1+kk to 4+kk and floor areas from 32 to 167 m2, a conference hall, and fitness and wellness facilities on the 1st and partially 2nd above-ground floors with a floor area of 548 m2. The total rentable floor area of stage II is 2052 m2.
Currently, part of the accommodation units, the conference hall, fitness, and wellness facilities are operated as a hotel and related services under the commercial brand eFi Hotel. Another part of the accommodation is used for long-term rentals. The remaining non-residential spaces are fully leased.
The main construction works of the third stage should start in 2026. The eFi Palace Hotel project is one of the most important investment projects of the e-Finance group in the center of Brno and, in terms of its scope and use, follows on from the already successfully completed first two stages.
