Bonds Secured by Real Estate Collateral
e-Finance Group, a member of the real estate investment group e-Finance Group, introduces to the market bonds with a high annual yield secured by collateral rights on the entire exclusive Zámek Račice estate comprising land over 50,000 m2, properties, and the Zámek Račice itself.
The company e-Finance Group now offers a new issue of secured bonds, which provide an annual yield of 8% and 7%. This attractive investment opportunity allows bondholders to participate in the profits generated from the extensive real estate portfolio owned by e-Finance Group.

e-Finance CZ Bonds with an Annual Interest of 8% and 7%
e-Finance CZ, a.s. announces that the public offering of e-Finance CZ 64 bonds has been terminated.
The company e-Finance CZ is issuing the e-Finance CZ 64 bond series as of August 1, 2025, within the e-Finance CZ bond program. The e-Finance CZ 64 bonds can be ordered from June 4, 2025.

Interest Yield
The bonds offer a fixed appreciation of 8% p.a. for the first yield period (8/1/2025 to 7/31/2026) and 7% p.a. for the second yield period (8/1/2026 to 7/31/2027). The stated interest is fixed for the entire period and its rate does not change regardless of any potential decrease in bank interest rates. The interest will be paid to the bondholder on 8/1/2026 and 8/1/2027.
Form of Bonds
The bonds are issued in paper form, registered to a name, and are freely transferable by endorsement, with the transfer not requiring approval and not being subject to any fees. Subscription of the bond is also carried out without any charges.
Use of Funds Obtained from Bonds
The projects in which the Issuer intends to invest include primarily the financing of the plans of e-Finance Zámek Račice, s.r.o., and e-Finance Apart Hotel, s.r.o. (“Project Companies”), from the Issuer's group (“Group”), for the purpose of refinancing the acquisition of Zámek Račice and Lipová Mountain Resort, reconstruction of the buildings or renovation of historically valuable elements, renovation of furniture, acquisition of movable assets, operational financing, and refinancing of provided resources.
Bond Repayment
The bonds are due on 8/1/2027, with the bondholder entitled to request an extraordinary redemption with a three-month notice period.
Subscription and Purchase of Bonds
First, you will enter into a contract for the subscription and purchase of bonds, then you will pay the issue price of the subscribed bonds, either by transfer to the account specified in the contract or in cash (cash only up to the equivalent of 250,000 CZK), and subsequently, the bonds will be handed over to you. The bonds can also be sent by mail as an insured valuable shipment. The nominal value of one bond and the minimum investment amount is 50,000 CZK. The bond subscription contract can be concluded directly at the headquarters of e-Finance Group in Brno at Bratislavská 234/52, by correspondence, or by filling out the order form below.
Bond Security
The bonds are secured by a lien on the entire exclusive area of Zámek Račice, including land covering over 50,000 m2, properties, and the Zámek Račice itself.

The pledged area of Zámek Račice, which covers over 50,000 m2, consists of:
- THE MAIN BUILDING of the castle, where there are tour rooms and circuits (1. Piano Nobile, 2. Castle cellars and economic facilities of the castle), but also 18 rooms for guest accommodation during the main tourist season. The main building also features a magnificent courtyard.
- THE FORECASTLE, where in 2021, 3 newly renovated apartments in RETRO-LUX style were opened to the public. In 2022, further apartment renovations in the same spirit are planned. The forecastle also offers tourist accommodation in 3 apartments and 6 rooms.
- THE BELL TOWER with beautiful historical bells. The bell tower is also awaiting a sensitive renovation, allowing visitors to enjoy breathtaking views of the surrounding forests.
- THE GAMEKEEPER'S LODGE, which has been completely renovated. The lodge offers 11 luxurious apartments, a restaurant with a fireplace and bar, and a sauna with a relaxation room.
- SURROUNDING FORESTS, which are perfect for hiking and cycling trips.

Our strategy is to invest in real estate in the Czech Republic, either to increase its value through renovation and subsequent sale, or for the purpose of holding and renting the properties. We are also involved in the development of apartment buildings and family houses. Specific projects we are working on, including photo documentation, can be found HERE.
If you find such bonds, inform the notary handling the inheritance proceedings and provide all relevant details, such as the serial numbers of the bonds. The notary will contact us, and we will provide them with all necessary information. It is possible that the bonds have already been repaid, but if they are still outstanding, we will repay the full principal and interest to the rightful heirs under the same conditions as we would have to the original owner.
Interest from the bonds is paid regardless of whether the owner is alive. If a payment is returned to us, for example due to a closed bank account, we will wait up to ten years for the owner or their heirs to contact us and request the interest and principal payout. If there are multiple heirs, the bonds will be divided among them according to the terms of the inheritance ruling.
