The value of e-Finance, a.s. portfolio increased to 1.98 billion CZK
According to official data, the value of the e-Finance group portfolio as of December 31, 2023, was a total of 1.78 billion CZK, with an LTV indicator of 67%. A year later, at the end of 2024, the portfolio value increased to 1.98 billion CZK according to expert assessments, which represents a year-on-year increase of approximately 200 million CZK.
In addition to the portfolio value growth, the e-Finance group also achieved improvements in other parameters – equity amounts to 513.41 million CZK, liabilities 1.31 billion CZK, and NET LTV shows a value of 66.40%. We regularly publish this data on our official website to provide investors with a clear overview of the group's financial development.
The presented results also include specific assets that have long formed the core of our portfolio – for example, the multifunctional complex eFi Palace in Brno, the four-star EFI SPA Hotel, the historic Račice Castle, or the EFI Shopping Gallery in Jihlava.

Brno – eFi Palace Hotel
The group's largest current investment is the extension of the eFi Palace Hotel in Brno (location Zábrdovice, Bratislavská 52). The project features a ten-story building in an infill development, functionally connected to the existing complex. According to the project documentation, the building will offer a total floor area of 6,977.09 m², structured as follows: residential apartments 2,254.60 m² (60 units), garages 1,780.28 m², administration 1,017.89 m², and common areas 1,924.32 m². The construction of utility networks has already begun.
Račice Castle
The reconstruction of Račice Castle represents another significant item in the e-Finance portfolio. Completion is planned for June 2026, after which the historic complex will open as a multifunctional facility with guided tours, apartments, dining facilities, and wellness services.
Břeclav – Charvátská Nová Ves
In South Moravia, e-Finance is preparing the construction of two apartment buildings in Břeclav (Charvátská Nová Ves) with 39 residential units. The building permit has been issued, and construction is set to begin in 2026 with completion within two years.
EFI Shopping Gallery – Jihlava
An extension that will bring 11 new apartments with a total area of 584 m²
EFI ApartHotel – Horní Lipová (Jeseníky)
In the mountainous areas, the development of EFI ApartHotel in Horní Lipová (Jeseníky) continues with the second phase adding 15 more apartments.
EFI Mill – Hodonín u Kunštátu
Similarly, the project “EFI Mill" in Hodonín u Kunštátu plans for the revitalization of a former mill and 11 apartments with technical facilities and a water reservoir, starting in 2027.

Auction Support for CHP Calculation with a 15-Year Horizon
According to information from the Ministry of Industry and Trade, support for new sources of highly efficient combined heat and power generation is set in the form of an auction bonus. This is provided for a period of 15 years, with a limit for application of a maximum of 3,300 hours per year. The actual amount of support then depends on the real operation of the plant and the current hourly electricity prices on the market. For four e‑Finance projects (1.2 MW each), the technical ceiling over 15 years is approximately calculated as follows:
