You buy the apartment at the standard price and lease it to EFI Palace, s.r.o. for 3, 4 or 5 years. For the agreed term you receive the rent shown for the specific unit. After the lease you can use the apartment yourself, let it, sell it or agree with EFI Palace on continued cooperation.
Lower price with a usufruct for EFI Palace
Don't need rent right away? Instead of regular income, you can take the value of the first years of use up front as a lower purchase price. The longer the usufruct, the lower the price.
During the lease or usufruct the furnishings and equipment remain the property of EFI Palace, s.r.o., which maintains and renews them. After the lease or usufruct ends they are, if the owner wishes, transferred to the unit owner for a symbolic CZK 5,000 incl. VAT.
Want regular income from the start? Choose the standard price and rent from EFI Palace. If you don't need income in the first years, you can take the value of that period up front as a lower purchase price.
How does the usufruct work?
You buy the apartment into your ownership now. If you choose the usufruct option, EFI Palace, s.r.o. has the right to use, operate and let the apartment and collect its income for the agreed 3, 4 or 5 years. The economic value of this right is already reflected in the lower purchase price.
Without the owner's agreement, EFI Palace, s.r.o. may not conclude a lease, sublease or similar arrangement extending beyond the agreed usufruct term.
The value of this period is already included in the lower purchase price.
Service and handover
During the usufruct, EFI Palace, s.r.o. operates and services the unit to the extent agreed in the contractual documentation — in particular:

Use of the apartment after the agreed term
After the standard lease or the usufruct ends, what happens next is up to you. You can:
A new lease or continued cooperation with EFI Palace, s.r.o. always depends on a new mutual agreement — it is not automatic.
